Construction work on Phase 1 of the new development at Beavers Lane began in March 2010. Works are progressing well and the 28 flats for rent are due to be completed March 2010.
Residents who will decant from their current properties into these new properties have been kept informed of progress and during the summer months were invited to local surgeries to view plans of the new properties in order to select their preferred choice of property. These residents were also given the opportunity to select from a range of bathroom and kitchen finishes.
Following allocation of these properties, remaining properties for affordable rent will be advertised on the Locata website. There will be a local lettings policy which means that residents living in this area with an assessed need for these types of units will have priority over other applicants.
About the project
Hounslow Homes, in partnership with United House Ltd, A2 Dominion Housing Group and the London Borough of Hounslow have developed a regeneration programme that includes demolition and construction of new homes.
The Council approved Hounslow Homes as its preferred developer and we are currently working with United House to develop this programme. A total of £5.6 million has been allocated to the project from the London Housing Board Area Renewal Fund.
The area was chosen as there are four blocks at Beavers Lane that have significant structural problems that would be very expensive to try to repair.
The new scheme will provide new affordable and privately owned homes and improve the local area.
The majority of the costs for the project will come from the private sector through the sale of new homes, the £5.6 million from the
Area Renewal Fund and £2.5 million from the Council. To bridge the funding gap created through the falling price in house sales experienced nationally, Hounslow Homes successfully bid for grant from the Homes & Community Agency.
Improvements that will be carried out include:
- Demolition of four blocks with 72 dwellings
- Construction of new homes that will be a mixture of flats and house and houses including 94 new affordable homes for rent and low cost home ownership
- Improved lighting, parking and boundaries to design out crime and anti-social behaviour
In total, the project will deliver 64 affordable rented properties, along with 30 shared ownership properties and 96 properties for sale.
